MANAGING YOUR PROPERTY

Having bought and renovated a Croatian property, many clients are then keen to rent their properties to provide some income. We are pleased to endorse Martin Westby's excellent book "How to buy a property in Croatia", which provides some excellent advise on renting out property in Croatia.

Services and Fees (exclusive of VAT @22%)

General Property Management

Initial site visit / property consultation – flat rate of €40 (apartment), €60 (villa)  

Monthly inspection visits

Minor maintenance works @ rate of €15 per hour  

Management of minor maintenance work undertaken by tradesman @ rate of €10 per hour  

Management of substantial maintenance/renovation works @ rate of €20 per hour  

Purchases, delivery and installation – refer to DPM furniture/kitchens brochures

Rate for bespoke purchases available upon request  

Creation of initial inventory list – flat rate of €30-40 (apartment), €50-70 (villa)  

Application of names to utility bills @ –  flat rate of €15 per utility  

Gaining of house or block/apartment insurance quotes – price tbc  

Liaison with accountant/lawyer/building inspectors @ rate of €20 per hour    

Letting and Guest Management  

Rental license – €400-€500 depending upon whether the property is owned by a company or by an individual (cost of registration books, taxes and tourist authority fees is extra)  

Meeting/greeting service at DPM office - €30-70 per week depending number of guests, see below

These charges are subject to occupancy.  If there is no occupancy, there will be no charge.  If there is a long period of non occupancy, the monthly annual service charge will be applied  

Where guests stay for multiple weeks, the second, third week etc are at half the above quoted rates  

Guests checking in between 8-10.30pm will be subject to a €20 Euro charge on arrival; guests checking in after 10.30pm will be subject to a €40 charge on arrival.  The client is responsible to make their privately booked guests aware of this, else the client will be charged this rather than the guest.  Check in on a Sunday is only by prior arrangement and may be subject to an additional guest charge  

Where guests pay for the accommodation on arrival, accounting and banking of guest money charged at €10 per guest stay  

Meeting/greeting service at owner’s property – €75-125 per week depending upon location and number of guests  

Cleaning and gardening – approx €7 per hour  

Pre-season appliance checks – flat fee of €15 (apartment), €25 (villa)  

End of season checks - €25 (apartment), €50 (villa) - in addition to monthly visit fee

 

Preparation of income tax return (private owners) - flat fee of €50
